Commercial rewiring can form part of a complete refurbishment, a change in tenancy, an altered business layout or a programme of electrical safety improvements.

It may also be required where existing circuits have deteriorated, been repeatedly altered or can no longer support the equipment and electrical demand of the premises.

What Is Commercial Rewiring?

Commercial rewiring involves replacing or substantially altering the fixed electrical installation within business premises.

A complete rewire may involve most or all of the electrical installation. A partial or phased rewire targets selected areas, circuits or stages of a wider refurbishment.

Why the service may be needed

Refurbishment or Change of Use

A property being converted from one commercial use to another may require a substantially different electrical layout. An office, shop, restaurant, salon and workshop can have very different requirements for power, lighting, equipment and emergency systems.

Altered Layouts

New partitions, counters, workstations, kitchens, meeting rooms and storage areas may make the existing wiring unsuitable.

Deteriorated Electrical Equipment

Arrange an electrical assessment where there is:

  • Frequent circuit tripping

  • Unidentified circuits
  • Poorly labelled distribution boards
  • Extensive temporary wiring
  • Repeated use of extension leads

These signs do not automatically mean that a complete rewire is necessary. They indicate that the installation and operational requirements should be assessed.

Types

Types of Commercial Rewiring

Complete Commercial Rewire

A complete rewire replaces most or all of the electrical installation within the premises. This may be appropriate during a major strip-out, full refurbishment or substantial change of use.

Partial Rewire

Selected areas or circuits can be rewired where the remainder of the installation is suitable for continued use.

Phased Rewiring

Larger or occupied premises may be divided into stages to reduce disruption and spread the project across an agreed programme. Phasing must be carefully planned so temporary arrangements and retained circuits remain safe and clearly identified.

Office Rewiring

Office work can include desk and workstation power, floor boxes, perimeter trunking, meeting-room supplies, lighting, staff-kitchen circuits, data cabling and server or communications supplies.

Retail Rewiring

Retail installations may include general lighting, display lighting, counter supplies, point-of-sale equipment, signage, stockroom power, security systems and emergency lighting.

Hospitality Rewiring

Restaurants, cafes and hospitality premises may require supplies for commercial kitchen equipment, extraction, refrigeration, lighting, counters, customer areas and emergency systems.

Landlord and Common-Area Rewiring

Work can include landlord distribution equipment, stair lighting, communal supplies, door-entry equipment and emergency lighting.

Workshop and Commercial-Industrial Rewiring

Workshops may require robust containment, three-phase power, equipment isolators, machinery supplies and suitable lighting.

Operational Consultation

We establish how the premises are used, what is changing and which business operations must be maintained.

Step 2

Site Survey

We assess the existing installation, supply, distribution, electrical demand, access, cable routes and environmental conditions.

Step 3

Scope and Design

The proposed circuits, equipment and installation method are developed around the project requirements. Information from equipment manufacturers, kitchen designers, network contractors or other specialists may be required.

Step 4

Programme and Shutdown Planning

We agree working hours, affected areas, electrical isolations and any phased handovers. Where possible, disruptive work can be coordinated around closures or quieter operating periods.

Step 5

First-Fix Installation

Cabling, containment, distribution equipment and mounting systems are installed.

Step 6

Second-Fix and Connections

Accessories, lighting, isolators, equipment supplies and other electrical components are fitted and connected.

Step 7

Inspection and Testing

The completed work is inspected and tested before handover.

Step 8

Documentation and Handover

Appropriate certification, circuit information and operating details are provided to the responsible person.

Regulations and Certification

Commercial rewiring must be designed and installed for the intended use of the premises.

Our electrical installation work is completed in accordance with the current edition of BS 7671 and applicable Scottish Building Standards requirements.

Other standards or specialist design requirements may apply to systems such as emergency lighting, fire detection, machinery or particular environments.

The appropriate electrical certification is provided for the work completed.

Where the project forms part of a building warrant, fire strategy, landlord approval or principal-contractor programme, the relevant responsibilities should be established before work begins.

Electrical requirements should be considered before ceilings, walls, counters and final finishes are installed.

Early coordination helps avoid missing equipment supplies, poorly positioned outlets, inadequate data routes, conflicts with other services, late changes and unnecessary disturbance to completed work.

Commercial Rewiring Questions and Answers

Can commercial premises be rewired while the business remains open?

Sometimes. The feasibility depends on the layout, electrical arrangement, type of business and ability to separate the work area safely.

Phased or out-of-hours work may reduce disruption but must be planned for the specific site.

Does an unsatisfactory EICR mean the premises need completely rewired?

No. An EICR identifies the condition of the installation and any observed defects. Some installations require targeted remedial work rather than complete replacement.

Can the work be completed in phases?

Yes, where the electrical design and site operation allow it. Each phase must be planned so retained areas remain safe and operational.

Can you work with our shopfitter or main contractor?

Yes. Electrical work can be coordinated with other contractors, provided responsibilities, programme information and access arrangements are clear.

Do you install three-phase supplies?

We install suitable three-phase circuits, distribution and equipment supplies within the scope of the customer's electrical installation.

Work affecting the incoming network supply may also require involvement from the electricity network operator or metering provider.

Will the business lose power?

Electrical isolation will normally be required for parts of the work. We discuss shutdown requirements and programme them around the project where reasonably possible.

Can you rewire only one part of the building?

Yes. Partial rewiring may be suitable where the retained installation is appropriate and can be safely integrated with the new work.

Is emergency lighting included?

Emergency lighting can be included where required, but its exact design and scope should be established as part of the project.

Will we receive electrical certification?

Yes. Appropriate electrical certification is provided for the installation work completed.

Can you install data cabling at the same time?

Data and communications cabling can be coordinated with the electrical installation where included in the agreed scope.
