What Is a House Rewire?
A house rewire involves replacing some or all of a property's fixed electrical wiring and associated equipment.

Why the service may be needed
Ageing or Deteriorated Wiring
Electrical wiring can deteriorate through age, heat, damage, unsuitable alterations or environmental conditions. Older wiring is not automatically unsafe simply because it is old, but its condition should be assessed before renovation work or additional demand is introduced.
Repeated Electrical Faults
Frequent tripping, intermittent power loss, damaged accessories and recurring electrical faults may indicate problems within an individual circuit or the wider installation.

Signs Your Electrical Installation May Need Attention

These signs do not prove that a full rewire is necessary. They do indicate that the installation should be assessed by a competent electrician. A burning smell, visible arcing or electric shock should be treated as an urgent safety concern.
Types of Domestic Rewiring
Full House Rewire
A full rewire replaces the fixed electrical installation throughout the property. This is most commonly considered during a major renovation, after significant deterioration has been identified or where the existing installation cannot reasonably support the planned layout.
Partial Rewire
A partial rewire replaces selected circuits or areas while suitable parts of the existing installation remain in service. Examples include rewiring a kitchen, extension, loft conversion or damaged section of a property.
Renovation Rewire
Where a property has been stripped for refurbishment, the electrical installation can be designed alongside the new room layouts, kitchen, heating, lighting and technology requirements.
Occupied House Rewire
Rewiring an occupied home requires additional planning and communication. The work may need to be phased around furniture, floor coverings, access and the customer's ability to remain in the property.
Extension and Loft-Conversion Wiring
New rooms normally require lighting, sockets, alarms and any dedicated supplies included in the design. The existing installation must also be assessed to confirm how the new circuits should be supplied.
Kitchen Rewire
Kitchen electrical work can include socket circuits, lighting, cooker and hob supplies, extraction, appliance outlets and isolation controls.
Garage, Garden Room and Outbuilding Rewire
Detached buildings may require their own sub-main, local distribution equipment, sockets, lighting, heating or equipment circuits. Cable routes and environmental conditions must be considered as part of the design.
How We Complete a House Rewire
The individual scope is agreed before work begins, with more detail available in our shared electrical project process.
Step 1
Initial Discussion
We begin by discussing the property, the reason for the proposed work and any future plans such as extensions, a new kitchen, electric heating, EV charging, renewable energy or changes to the room layout.
Step 2
Property Survey
We assess the existing installation, access routes, likely cable routes, consumer unit, earthing arrangements and the intended position of electrical points.
Step 3
Electrical Design and Quotation
The proposed layout and scope are agreed before work begins. The quotation should identify what is included and any known exclusions such as plastering, joinery or decoration unless expressly included.
Step 4
Preparation
Furniture, possessions and floor coverings may need to be moved or protected. The exact preparation depends on whether the property is occupied, empty, furnished or already stripped for renovation.
Step 5
First-Fix Installation
Cables, containment and mounting equipment are installed before the final accessories are fitted. This is usually the stage involving the greatest disturbance to floors, walls and ceilings.
Step 6
Second-Fix Installation
Socket outlets, switches, lighting equipment, alarms, consumer-unit equipment and other accessories are installed after the first-fix work is complete.
Step 7
Inspection and Testing
The completed installation is inspected and electrically tested before being handed over.
Step 8
Certification and Completion
The appropriate electrical documentation is provided, and the main features of the completed installation are explained.
Electrical Regulations Without the Textbook
House rewiring must be properly designed, installed, inspected and tested.
Our work is completed in accordance with the current edition of BS 7671 and any applicable Scottish Building Standards requirements.
The exact protective equipment and installation method depend on the property, circuit design and intended use.
On completion, the appropriate electrical certification is provided for the work carried out.
Where a building warrant, approved certification or coordination with building control is relevant to a wider project, this should be established during the planning stage.

House Rewiring Questions and Answers
Does every old house need a complete rewire?
No. Age alone does not determine whether a property needs rewired.
The condition, design, test results and suitability of the existing installation should be assessed before recommending full replacement.
Can part of a house be rewired?
Yes. A partial rewire may be suitable where only certain circuits, rooms or sections require replacement.
The remaining installation must be assessed to confirm that it is suitable to remain in service.
Can I stay in my home during a rewire?
Sometimes, but it depends on the property, the scale of work and how the installation can be phased.
An occupied rewire is generally more disruptive and requires careful planning around power, furniture and access.
Will walls and ceilings be damaged?
Cable routes may require access through walls, floors or ceilings.
The level of disturbance depends on the construction of the building, existing routes and whether the property is already being renovated. The quotation should make clear whether plastering, joinery and decoration are included.
Do the floors need to come up?
Access below floors may be required depending on the property and cable routes.
We assess this during the survey and explain the likely access requirements before work begins.
Does a rewire include a new consumer unit?
A full rewire will normally involve assessing and, where required, replacing the distribution equipment.
The exact equipment will be specified in the quotation.
Can I add more sockets and lighting points?
Yes. Rewiring provides an opportunity to design a layout that better suits the property.
It is normally easier to agree these positions before first-fix installation begins.
Will I receive an electrical certificate?
Yes. The appropriate certification will be provided for the electrical installation work completed.
Should I arrange an EICR first?
An EICR can be useful where the customer does not know the condition of the installation.
For a property already being completely stripped and rebuilt, a separate EICR may not always be the most useful first step. We can advise after discussing the project.
Can you prepare the house for future EV charging or solar panels?
Yes. Future requirements can be considered during the design, although the final suitability will depend on the supply, distribution arrangements and equipment selected.
